Brampton House handed over and ready for first residents
The conversion of Brampton Court into 14 modern, energy-efficient and sustainable one- and two-bedroom apartments has been completed ahead of schedule and handed over ready for the first tenants.
The project to convert the former hotel, renamed Brampton House, was led by Bramcourt Ltd with architectural design by Co Create Architects and construction carried out by Armada Property (UK).
The scheme was formally opened by the Civic Mayor of Torbay, Cllr Barbara Lewis, on Friday 5 December 2025.
Armada worked hard to convert the disused building into bespoke, high-quality homes in less than nine months from securing planning permission, using many local suppliers and a workforce of up to 50, mostly from Torbay and South Devon.
The new apartments are being let at social rents to local households with the first tenants expected to move in before Christmas.
Environmentally friendly improvements to the building include high quality insulation, solar panels and energy efficient boilers.
All apartments have been given an Energy Performance Certificate (EPC) rating of B. This signifies a very good level of energy efficiency and results in lower energy bills.
Cllr Alan Tyerman, Torbay Council's Cabinet Member for Housing and Finance, said: "It is fantastic to see the scheme complete. This is the result of months and months of hard work between the team at Armada and our in-house development team, and I would like to offer my thanks to all those who have worked so hard to preserve this building and bring it back to life as social housing.”
The first 'Hotels to Homes' project at Brampton House has been supported by grant funding from the UK Government and Homes England.
It marks a step-change in approach to directly tackle Torbay's housing crisis. The Council's Housing Delivery Plan aims to ensure there will be more good quality, affordable and permanent properties that local households can call home.
The new homes at Brampton House are being allocated through Devon Home Choice to households that can prove a local connection to Torbay. In this instance, priority is also being given to households that are working permanently within Torquay, Paignton and Brixham.

The wraps are off at Brampton Court as work moves into the final stages with the major construction work complete.
The eye-catching scaffolding wrapper has gone to reveal the results of months of work at the site in St Luke’s Road South, Torquay.
Our contractor Armada Property Ltd has given the former hotel a smart new look as part of the conversion.
Teams are now working to finish all the internal spaces, install the carpets, decorate, and fit out the flats with high quality household equipment.

During their visit hosted by Build Torbay and Armada Property UK, the youngsters learned how and why we are delivering high quality sustainable homes for local people in the Bay.
After the tour, the group decorated bug boxes for the gardens to encourage local wildlife.
The visit was part of the work by Build Torbay to promote construction skills, support the sector, deliver community impact and inspire the next generation.
