How renting in the private sector has changed

The Renters’ Rights Act has changed the law for private renters and landlords in England.

  • On 1 May 2026, the first set of major changes affecting tenants and landlords came into force.
  • From late 2026, a Private Rental Sector (PRS) Database and associated guidance goes live for councils and landlords
  • In 2027, the reforms will apply to the Social Rented Sector.
  • From 2028, landlords must sign-up to join the PRS Landlord Ombudsman.
  • At a point in the future, depending on the outcome of a public consultation, Awaab’s Law will be implemented for the PRS.
  • At a point in the future, depending on the outcome of a public consultation, Decent Home Standards will be implemented for the PRS.
