Decision-making process

Find out about the planning application process and how decisions are made.

We determine straightforward applications under Delegated Powers. This is providing the decision follows Local Plan policies. The aim is to make a decision on valid applications within 8 weeks. 

We assess each planning permission application on its own merits. We follow planning law. If there are no grounds for refusal. The application is approved.  

The process 

  • the planning officer makes an initial assessment of the application. For simple applications, this will include consideration of the need for a site visit. 
  • where necessary, the officer who is dealing with your application will visit the site. This is usually within the first week of the application. We may need to make an appointment to do this. This is why we ask for contact details.  
  • we look at any impact there may be on neighbouring properties 
  • there is a consultation process 
  • we look at planning law and any relevant constraints 
  • if necessary there is a site review meeting 
  • the Planning Committee consider some applications 

What happens next 

We make a decision once the application has undergone all the appropriate procedures. We have eight weeks to make a decision on minor applications and 13 weeks for major applications
