Report disrepair and poor housing

Find out what to do if you believe your home is unsafe or your landlord is not making repairs to the property you live in.

If you rent from a private landlord or an agency, you should first tell your landlord about any problems. Give them some time to fix the issues. 

Private renting tenant

If you told your landlord and still have problems, use the online form below to tell us about safety issues your landlord hasn't fixed, or if you need advice.

Please provide as much detail as possible, including:

  • Any written communication with the landlord or manager about the disrepair
  • Photos or videos of the disrepair
  • Your landlord and manager contact information
  • How best to contact you and what days and times are best
  • How many adults and children live in the property

Please note: family members, friends or support workers can report problems on behalf of the tenant. If you made a report on behalf of the tenant and we cannot reach the tenant, we may contact you directly. Please put in the report if the tenant has given you consent to speak on their behalf.

Social housing tenant

If you rent from a registered provider (housing association)

Housing association tenants have steps to follow if repairs aren't done well. This includes a complaints process and a final appeal to the Housing Ombudsman Service. You should follow this process first.

1. Report it to your landlord

Contact the landlord and log your disrepair. Make sure you keep the reference number.

2. Complain to your landlord

If you are unhappy with any current or future response or service, follow the landlords’ complaints procedure. You can usually find the information on the website.

3. Escalate to the housing ombudsman.

If you cannot solve the matter using the complaint process, report your concerns to the housing ombudsman. For social housing residents, the ombudsman service is:

  • independent
  • impartial an
  • free

They make the final decision on disputes between residents and landlords that are registered members of its scheme. This includes tenants and leaseholders of social landlords.
