Torbay Council encourages all new development to consider its impact on the environment and to incorporate design features to mitigate this impact. Achieving higher score levels within the BREEAM, Code for Sustainable Homes or South West Sustainability Checklist assessment methods can provide evidence of the consideration given to sustainability within a development.
New development is required to be designed with regard to the relevant policies within the Torbay Local Plan 1995 – 2011. Policies with particular regard to sustainable construction include:
- W5 – New development and the minimisation of waste

- W7 – Development and waste recycling facilities

- EP1 – Energy efficient design

- EP2 – Renewable energy

- EP10 – Water supply

- T2 – Transport hierarchy

- T3 - Cycling

Developers and house builders should view the Torbay Urban Design Guide Supplementary Planning Document which encourages high quality developments that have minimal impact on natural resources.
