As a result of delegation and the scheme of Fair Funding, schools now have a responsibility for all the elements of building maintenance covered by statute.
Schools must arrange for the listed servicing and testing to be undertaken at the appropriate time and frequency. Any organisation chosen to undertake the work must be recognised by an appropriate industry standards body.
A record should then be kept of all the statutory servicing undertaken, with a copy provided to Property Services as confirmation that the works have been carried out - any servicing in relation to school kitchens should be copied to Environmental Services.
Listed below are the checks that need to be done and the frequency of those checks:

| Fire Safety Risk Assessment | Annually or when any significant change occurs (for example, building works) |
| Fire Alarms | Quarterly, annual and 5 year tests |
| Emergency Lighting | Quarterly |
| Lightning Conductors | Every 11 months |
| Powered Pedestrian Doors | 6 month checks and annual test |
| Passenger Lifts | 6 month checks |
| Non-passenger Carrying Lifts (For example platform hoists) | Quarterly checks, annual and 5 year tests |
| Powered Stair Lifts | Annual |
| Lift Insurance | 6 monthly checks and certification |
| Local Exhaust Ventilation | Timescale as required - annual or less |
| Compressors/Pressure Vessels and Compressed Air | Annual insurance inspection |

Please note that failure to have the necessary servicing, testing and maintenance carried out may affect the school's insurance cover. Schools must always obtain a certificate from the contractor to show that works have been carried out.
